Showe District Manager MINUTES OF MEETING RANDAL PARK COMMUNITY DEVELOPMENT DISTRICT The regular meeting of the Board of Supervisors of the Randal Park Community Development District was held Friday, September 18, 2026 at 9:30 a.m. at the Randal House Clubhouse, 8730 Randal Park Boulevard, Orlando, Florida. Present and constituting a quorum were: Katie Steuck Vice Chairperson Sean Masherella Assistant Secretary Marcela Asquith Assistant Secretary Brandon Swendsen Assistant Secretary Also present were: Jason Showe District Manager Kristen Trucco District Counsel by telephone Jarett Wright Field Operations Freddy Blanco GMS Alexandra Panagos CALM Residents FIRST ORDER OF BUSINESS Roll Call Mr. Showe called the meeting to order and called the roll. SECOND ORDER OF BUSINESS Public Comment Period Mr. Ortega asked we want to know how many years is the CDD? There is a bond right? Mr. Showe stated there are two parts to your assessment. There is a bond and that has a definite ending, they are 30-year bonds when they were first issued. I will have to look up your particular property to see when your bond is paid off. The other portion of the assessment is the operations and maintenance. The operations and maintenance stays in perpetuity; the bond is what gets paid off. We just refinanced the second series of bonds to bring those payments down a little bit. The first series is not callable for another few years, but when it is and we can save the residents some money, we will do that. THIRD ORDER OF BUSINESS Engineer’s Report A. Letter Regarding Randal Park Pedestrian Bridge Mr. Showe stated engineering staff came out and provided a report on the bridge. Mr. Wright stated it was a cursory inspection to make sure it was okay; everything seemed to be in order. It was not an inspection of every single bolt. They spent about four-hours here and said everything appears to be done in a workmanlike manner, and they are comfortable with proceeding with payment. They recommend a deep inspection every two years. I’m comfortable with proceeding with payment. Mr. Showe stated we have the warranties in place. This is a company we have worked with a lot in other districts and are not concerned about them not being around to honor the warranty. We did ask the engineer to give us the scope of an inspection every two or three years and we will build that into our budget to have that done.
